Knight Frank uses conject for asset management
conjectPM is not merely a project management tool for real estate developers. Knight Frank Sp. z o.o. (Poland), part of Knight Frank Group the international real estate consulting company, is currently demonstrating the versatility of our product by implementing conjectPM as a groundbreaking asset management system.
As a manager of independently owned commercial real estate, the Property & Asset Management team carries a significant responsibility on behalf of its clients. Leading foreign real estate funds are part of Knight Frank's portfolio of clients that require effective and reliable real estate management. Knight Frank uses conjectPM for the management and economization of key accounts primarily because it facilitates collaborative work on a global scale.
"Within a very short time span, conjectPM was ready for Knight Frank to use", explains Magda Torz, a project manager at conject. "The introduction of an internal document and information management system in all Knight Frank offices within Poland took three months. The implementation of a central reporting system was completed after just ten weeks."
The highlights of the reporting system are the online reports sent to real estate owners, rent price prognosis (for both scale and index rents) as well as a shared costs bill for the tenants. The system also enables important contract data to be collected online and presented in report form.

The Trend Continues: more universities are taking control of their FM
Two universities, one system: In Weimar, Bauhaus University and the Liszt School of Music Weimar are using conjectFM together to manage their properties. The portfolio of the Weimar universities comprises a total of 81 buildings, some of which are historical landmarks which are home to architects, civil engineers, designers, humanists, media systems scientists and musicologists, as well as musicians. As awareness of costs and mechanization of modern building installations increased, the need also rose for a system to simplify and integrate the entire Facility Management.
"From the very start, conject realized the project in a target-oriented manner. The quick introduction phase was extremely convenient; already 85% of existing data had been incorporated into the new system in a mere three months," said Dr. Markus von der Heyde, head of the Service Center for Computer Systems and Communication of Bauhaus University Weimar. Before Easter, the universities will already be able to start using Property and Area Management, Cleaning Management, Key Management, as well as Maintenance, Contract and Document Administration of the CAFM software.
Thanks to the CAFM software, soon all information pertaining to the technical infrastructure, consumption and other costs, as well as the classic access control will be available at a glance. conjectFM's Key Management is qualified further in cooperation with the Weimar universities," remarked Andreas Becker, project leader at conject. "In future, software will handle the administration of person- and room-related usage rights or special types of use in a simple and transparent manner. The graphic display of the access-authorized rooms rounds off the effective maintenance and regular control of the locking systems."
During this year, the system will be extended to include the modules for Hazardous Waste Disposal, Fire Protection, Commercial Building Management as well as Incident Management and for the administration of outside areas.

Cost controlling under one roof
How can one commercial enterprises group with an enormously extensive portfolio of services manage its entire construction cost controlling centrally and transparently?
CITTI Handelsgesellschaft mbh & Co. KG is the owner and operator of six shopping centers, the CITTI-PARKs, in addition to five other Cash & Carry CITTI markets and as a nationwide grocery delivery wholesaler. In addition, CITTI is active as a general ship supplier for the shipping industry.
CITTI relies on conjectCM to continue to expand as well as to manage all construction costs. All responsibilities in budgeting as well as control of costs and revenues are thus brought together under one roof.
"Our goal is to bring about both procedural as well as IT integration of construction projects in order to minimize processing costs and to ensure transparency of costs," explains Christoph Franke, construction cost controller at CITTI. "conjectCM supports these efforts with its detailed rights system and with a mass allocation of role rights," according to Bernd Amelsberg consultant responsible for the construction process at ATOS, who is supporting the integration of conjectCM in conjunction with the software house and CITTI. Not the least of which because conjectCM speaks the language of "the users in the construction industry."
Currently, conjectCM is integrated into the in-house document management system. At the push of a button, employees now receive access through conjectCM to the corresponding documents pertaining to the process currently in progress, such as invoice processing, based on their personal rights matrix. Time-consuming searches for paper receipts are a thing of the past.
"But conjectCM also makes all payment-relevant information available across departments," according to Axel Viehrig, project manager at conject. "In order to simplify the workflows, the release for payment is created at the push of a button and automatically assigned a barcode through conjectCM. This then only needs to be scanned in the following steps and finally in financial accounting - the worker instantly receives the current process with all relevant information displayed on his PC."

SAM Plantech plans new urban quarter MK2 with conjectPM
SAM Plantech GmbH, with focus on the planning of residential and office buildings, as well as urban framework development planning and project development, will construct the MK2 in Arnulfpark in Munich as the chief planner. Commercial premises with over 30,000 m² are being developed on an area of over 12,000 m². Completion of the project is planned for 2010.
The architectural office is using conjectPM already in the beginning of the approval phase. "In addition to the functionality and user-friendliness, we were convinced by the on-demand price model of conjectPM," according to Sven Disser, project head of MK2 at SAM Plantech GmbH.
"Every participant can work on the platform in many other projects in addition to the current one free of charge and with unlimited storage space. As a result, we are able to remain flexible and dynamic in our working methods at all times."
conjectPM will be used in the next phase for RFB and contract awards. With this, the entire RFB process will be run electronically. Bidders can submit their bids digitally and securely - without losing time sending them by mail. "The current bid status and all bidder actions are available transparently at the push of a button and are displayed centrally in the Project Space," Oliver Riedler of conject explains. "In the price comparison list, the architectural office can also gain a quick overview of the offers received and is able to choose the right bidder. Particularly this transparency and cost security in the project are indispensable."

...that in the next release of conjectPM you can open projects in Windows Explorer?
conject makes it possible to access documents in conjectPM directly from Windows Explorer as well as from your Office application.
What does this mean for you?
Through a web folder, you can access all project documentation directly from Windows Explorer, directly edit it from there or copy it to the desired target folder using "drag & drop." You can also save and open project documents directly from MS Office. Files can thus be saved to the Project Space or opened from MS Office.
As a result, you can integrate the Project Space effectively into your daily work - it is no longer necessary to also store documents locally.
...a mass allocation of role rights is possible in conjectCM?
Would you like to spend the least possible time on administrative tasks? No problem. The current conjectCM release now contains the option of mass allocation of role rights. This means that, in addition to user types (global rights), user roles (project-related limitation or extension of the user-type rights) can also be used.
You can now quickly and easily:
> assign one employee the same role in several projects,
> bequeath an employee role from one project to another using a reference assignment,
> transfer project/role allocation of a reference employee to another employee, or
> remove role allocations to projects again using a mass removal.
...a graphical object selection is possible in conjectFM?
If you need a selection of various rooms as quickly and easily as possible, you can select them with the graphic object selection function. In this way, you can select areas which, for example, are to be combined into a single area. At the same time, you receive an overview of the overall area marked. You can switch directly from the graphic object selection into the global data maintenance.
And this is how it works:
1) In any module, load a navigation graphic for the floor you want to edit and select the option "Graphic selection" in the context menu.
2) Now click on rooms that should be combined into an area. The overall area of the marked rooms is displayed in the window "Graphic selection" so that an examination can now be carried out (e.g. if an area may not exceed a certain size).
3) Click on OK to transfer the rooms marked into the global data maintenance.
Jobs by truck - conject is shifting gears in HR Marketing
Since a recruiting fair at the Technical University of Munich was fully booked, conject parked a truck right at the front door and opened its own mobile HR offices on the spot. In addition to pretzels and sausages, students also received infos first hand on open positions in the development, sales and customer service divisions. The response was thoroughly positive.
Stiff competition is the reason behind these promotions. Because: the search for qualified employees in the real estate industry has also shifted from construction sites to the universities. "Positively stand out among the crowd" - that was the motto of this unusual approach to recruiting. But the results were worth it because conject has already received a dozen applications.
Applicants are becoming more selective - there are currently more vacancies than there are qualified workers. On the other hand, increasingly higher qualifications are required of the applicants, as well. As a result, a "supply gap" is emerging which companies, like conject, are trying to fill through such high-profile promotions.
But the advantages talked about must also be put into practice. The highly-praised working atmosphere or the fulfillment of independent working methods - isn't this too often just a subject for the glossy brochures? Not at conject. Here, we are also breaking new ground. Now an interdisciplinary team from various divisions is running HR marketing and in the campaign "I'm already here! When are you coming"? is working on creative approaches to finding new qualified colleagues. Jan Philip Heim, active at conject for over ¾ of a year as a consultant, appreciates the measures. "I like to think out of the box. It's great that I am able to help bring new colleagues on board and I know that I am really able to make things happen!"

Upwards trend ILM - Conference planning is underway
Everyone is talking about Infrastructure Lifecycle Management (ILM). On the one hand, this reflects the growing demand for cross-stage concepts and solutions on lasting improvements in processes, quality and costs. On the other hand, the ILM Conferences of the last three years is a good barometer - this year there are five new heads in the ILM committee, including the well-known Cologne architect, Michael Zimmermann (Photo).
What is now already certain: "The Conference will take place again in North Rhine-Westphalia a few weeks after the EXPO REAL. It will be the other major event in the real estate sector," according to Martin Reents, CEO conject AG who came up with the idea of the conference in 2005.
The 21-member committee responsible for the content of the ILM Conference is comprised of known representatives of the construction and real estate sectors. This includes, for example, Henner Mahlstedt, CEO of HOCHTIEF Construction, Géza-Richard Horn, President of Real FM Deutschland, or Jens-Ulrich Maier, Managing Director of Construction at ECE Projektmanagement.
In 2008 also participating: Prof. Sabine Zippel, Hochschule 21, Gregor C. Blach, managing partner of the Berlin communications agency WE DO, Dr. Norbert Preuß, managing partner of Preuß Projektmanagement, as well as Boris Schade-Bünsow, publishing director of Bauverlag, Stefan Wolter, CEO of IFM Industrie/Johnson and Michael Zimmermann, managing partner of KSP - Engel and Zimmermann Architects.
The call for papers will be announced in March. Applications with successful projects or innovative research in Infrastructure Lifecycle Management should be submitted by mid-May. What is important is the holistic view of the lifecycle of a property - from planning, to realization, and on to utilization.
